How much do I actually need for a down payment in the South Bay?

What are closing costs in California, and who pays what?
Closing costs in California usually run roughly 1-3% of the purchase price for a buyer (loan fees, title, escrow, prepaids) and a similar range for a seller, who also covers the county transfer tax. Which side pays which fee is negotiable in the contract, and in a softer market buyers often ask sellers for credits toward closing costs.
How long does buying a home take, start to finish?
From an accepted offer to close, expect about 30-45 days for a financed purchase and closer to 14-21 days for cash. Add time up front for search, viewing, and pre-approval, and a bit more if the home is a short sale or probate. The biggest variables are loan underwriting, appraisal, and any inspection negotiations.
Should I get pre-approved before I start looking?
Yes. A pre-approval tells you a realistic price range, signals to sellers that you are a serious, financeable buyer, and lets you move quickly when you find the right home. It is not a binding commitment to borrow, and it is stronger than a basic pre-qualification because a lender has verified your income, assets, and credit.
