Seller Representation
Strategy Begins Before Your Home Hits the Market
A listing is the end of a process, not the beginning. We position, prepare, and price your property to compete before it ever reaches the MLS.
Request a Property ValuationWhy Representation Matters
Selling a valuable property is a financial decision, not a marketing exercise.
The difference between a strong sale and a compromised one is usually decided before the home is listed — in how it's positioned, how it's priced, and how the offer is negotiated.
A listing agent's job is not to put a sign in the yard and wait. It's to analyze the market, prepare the property to compete, build a coordinated launch, manage the buyer pool, and negotiate the terms that protect your proceeds.
That's the standard we hold to on every listing.
What you get
The Process
Your property deserves a strategy before it gets a listing.
Position
We start with the market: recent comparable sales, active competition, and current demand. That analysis defines how your property should be positioned relative to what buyers are actually comparing it against.
Prepare
A pre-listing walkthrough identifies the deferred maintenance and low-cost improvements that will protect your price or prevent a renegotiation later. We target only what moves the needle — not renovations that won't return their cost.
Present
Professional photography, videography, and drone imagery present the property at its best. The visual package is the first thing buyers and agents see, and it sets the tone for every showing.
Launch
The listing goes live with a coordinated launch — MLS entry, syndication, and a targeted push timed to maximize initial attention. The first two weeks on market are the most important.
Distribute
Beyond the MLS, we distribute through targeted digital advertising, social campaigns, email to qualified buyers, and direct outreach to the broker network most likely to have an active buyer for your property.
Negotiate
Every offer is evaluated on price, terms, financing strength, and contingency risk — not just the headline number. We negotiate to protect your proceeds and your timeline.
Close
Once under contract, we manage inspections, appraisal, loan progress, and escrow coordination to keep the transaction on track through closing.

Marketing
A coordinated launch, not a sign in the yard.
Each capability below is part of a single, coordinated strategy — timed and sequenced so your property reaches the right buyers at the right moment.
Pricing Strategy
Price to the market, not to the wish.
Comparable sales
Recent closed sales in your area define the realistic range buyers and appraisers will accept.
Active competition
What else is for sale right now sets where your property sits in the current buyer's comparison set.
Condition & positioning
How the property is prepared and presented shifts where it lands within that range.
Overpricing is the most common — and most expensive — mistake. A property that sits develops a history that buyers and agents discount against. Pricing correctly from day one protects both your sale price and your timeline.
Seller Questions
What sellers actually ask.
What should I fix before listing, and what's a waste of money?
Focus on deferred maintenance a buyer's inspector will flag and low-cost, high-return touches — fresh paint, functioning fixtures, clean and decluttered spaces, and curb appeal. Major renovations rarely return their cost at sale; buyers often prefer to choose their own finishes. A pre-listing walkthrough lets us target only what will protect your price or prevent a renegotiation.
What does selling actually cost me in total?
Sellers typically pay the county transfer tax, escrow and title fees, and the agreed-upon commission, plus any negotiated buyer credits or repair concessions. Together these commonly total in the range of 6-8% of the sale price, though every transaction differs. We build a net sheet early so you see your estimated proceeds before listing.
How long will my home take to sell?
Days on market depend on price, condition, location, and current demand — a well-priced, well-presented home in the South Bay can go under contract in a matter of weeks, while an overpriced or as-is property can sit much longer. Pricing to the market from day one is the single biggest factor in selling quickly and for the best terms.
Should I sell before I buy, or buy first?
Selling first gives you certainty on proceeds and a stronger buying position, but may require a short-term rental or bridge. Buying first avoids a move twice but can strain finances if your current home doesn't sell quickly. The right order depends on your equity, risk tolerance, and the market tempo — we can structure contingencies or a contingent offer to bridge either path.
