We underwrite each opportunity against realistic rents, operating costs, financing, and an exit — then compare it to alternatives. The goal is a decision you can defend with numbers, not one you have to justify with optimism.

What we underwrite before you make an offer.
Acquisition price
The entry basis sets the ceiling on every return metric that follows. We underwrite the price against rents and expenses, not against hope.
Financing
Rate, term, and loan structure drive monthly cost and cash-on-cash return. We model the financing alongside the operating numbers.
Operating costs
Property tax, insurance, maintenance, management, and vacancy. Every expense is modeled, not assumed.
Rent assumptions
Current rents, market rents, and — for multi-unit in LA — rent control limits on what can actually be charged.
Cap rate
The ratio of net operating income to price. A blunt but useful first filter on whether a deal even pencils.
Exit strategy
How and when you sell matters as much as how you buy. We model the exit before the acquisition.
Property Types
Residential, income, multifamily, and commercial.
Residential investment
Single-family homes held for rental income or appreciation. We model the cash flow, the tax burden, and the exit.
Income property
Small residential income properties where rent roll and operating costs define value. We verify the rents and the expenses.
Multifamily
2-4 unit and larger multifamily. In LA, rent control coverage under the RSO or state law materially affects income — we confirm what's legal and sustainable.
Commercial
Commercial acquisition and leasing. Different financing, different valuation, different exit. We bring the same analytical standard.
Los Angeles Specifics
Rent control, Mello-Roos, and carrying costs change the math.
In Los Angeles, rent stabilization ordinances and state rent caps can limit what you can charge and how you can increase rents. Mello-Roos and special assessments can add materially to your carrying cost. We verify all of it before you commit capital — because a deal that works on paper and fails on the tax bill is not a deal.
